Why London fit-outs are won or lost on consents

  • 01

    Westminster and heritage

Much of central London is listed or in a conservation area. We secured planning, listed building consent and a premises licence from Westminster for Mercato Mayfair.

  • 02

    Use classes and licensing

Restaurants sit in Use Class E; bars and takeaways do not. Licensing conditions shape layouts as much as design does.

  • 03

    Extraction in dense streets

Flue routes and plant are the most contested items on London schemes. We design them first.

  • 04

    Meanwhile use

Pop-ups and meanwhile-use schemes such as Elephant & Castle need fast installs and clean de-rigs.

FAQ

Frequently asked questions

Q1

How do you quote for a London fit-out?

We survey the site, agree the scope and provide a competitive quotation for the whole turnkey package. Central London sites often carry heritage designations and tight logistics, so the survey comes first and the quotation reflects what that specific building needs.

Q2

Do you handle Westminster planning and licensing?

Yes. At Mercato Mayfair we secured planning permission, listed building consent and a premises licence from Westminster City Council — three separate applications managed in parallel with the build. We handle planning and licensing for London sites as part of the fit-out.

Q3

Do you fit out shops as well as restaurants in London?

Yes. We deliver retail and shop fit-outs, including Badiani gelato shops at Angel and Covent Garden, retail installations at Westfield and seasonal façade schemes for luxury retail. Retail and hospitality share the same team and the same delivery standard. Our London work also includes Elephant Park, White City, Paddington and London Fields.

Q4

Can you fit out a listed building in London?

Yes. Heritage conversion is a core capability. Our flagship London project converted St Mark’s Church in Mayfair, Grade I* listed and built in 1822, into a 25,000 sq ft food market with 14 kitchens and four bars. Planning permission, listed building consent and the premises licence were secured from Westminster City Council as three separate applications, managed in parallel with the build.
