Mercato Mayfair

St Mark's Church, built in 1822 and listed Grade I*, reopened as a 25,000 sq ft food market with 14 kitchens, four bars, an underground micro-brewery and a roof terrace.

Three consents, one programme

Mercato Metropolitano wanted a working food hall inside one of Mayfair's most protected buildings: 14 independent kitchen operators, four bars, an underground micro-brewery and a roof terrace — all served by new mechanical, electrical and plumbing routed through fabric that could not be touched without consent.

Planning permission, listed building consent and the premises licence were three separate applications to Westminster City Council. We ran all three in parallel with the build, so regulatory sign-off and construction moved together rather than in sequence.

The result is our reference project for heritage change of use at scale. Badiani was among the first tenants — the start of a relationship that has since taken us to Angel, Covent Garden and Barcelona.
