What does a turnkey hospitality fit-out include?

A turnkey fit-out puts the whole project under one contract: feasibility, design and build, planning and licensing, project management and handover. At re:SPACE that can extend to Preventive Planned Maintenance afterwards. You deal with one accountable team rather than coordinating separate designers, contractors and consultants — the model we used to deliver the 25,000 sq ft Mercato Mayfair conversion.

Can you manage planning permission and licensing for a restaurant?

Yes. We handle planning permission, change of use, heritage consents and operational licences, and run them in parallel with the build programme. At Mercato Mayfair we secured planning permission, listed building consent and a premises licence from Westminster City Council as three separate applications. In Barcelona we secured a dual B2B and B2C activity licence.

Do you work on listed and heritage buildings?

Heritage work is a core capability. Our flagship project converted St Mark's Church in Mayfair — Grade I* listed, built in 1822 — into a food market with 14 kitchens and four bars. We have also delivered in Barcelona's Eixample Conservation Area and Florence's historic centre, where heritage controls shape every design decision.

Do you deliver fit-outs outside the UK?

Yes. We deliver across the UK, Spain, France and Italy, with working knowledge of each country's planning and licensing codes. Projects include Badiani's first gelato laboratory in Spain, a hospitality unit at the Carrousel du Louvre in Paris, a change of use on Via de’ Tosinghi in Florence, and multi-site work for El Corte Inglés.
